Boomer demand has forced starting prices for three-bedroom waterfront retreats to as high as $1 million in British Columbia's Whistler and Salt Spring Island areas. The most expensive recreational property market in Ontario and Atlantic Canada is the Bala-Port Carling area of Muskoka, where a waterfront cottage with three bedrooms starts at $500,000, the study found.
Port Dover is also facing a price surge thanks not just to cottage sales, but to a growing bedroom community of residents who commute to the Brantford and Hamilton areas, [Brian Holden] says. The cottage market in Port Dover is "very slim," he says, although the average price for a basic waterfront property is lower than in other spots at about $300,000.
The area has far more seasonal cottages, he says, and waterfront properties can be found for around $250,000. If you can settle for a cottage within walking distance of the water, prices drop dramatically. A non-waterfront property could be had for between $150,000 to $200,000, [Sandra DeSerranno] said.
